This building was part of the Ōpōtiki CBD revitalisation plan. The Ōpōtiki District Council owned the site with a previous dilapidated building. While the vacancy rate for tenants was high, it was also noted that the CBD lacked any A Grade rental space and this would be attractive to tenants looking for quality space within the town centre.

There were some significant challenges for the ground floor level to be above the flood datum, approx. 800mm higher than the footpath. During the research phase, a wider site development plan revealed a desire to connect the CBD with the Te Papa Takaro o Whitikau reserves, skate park, playground and starting point for the famous Motu Cycle trail.
Our proposal created a northerly facing laneway, which allowed Ōpōtiki District Council to incorporate a link through to the reserve, but also allowed space in the laneway to create steps and ramp access to the ground floor. The laneway also opened opportunity for integration of Iwi narratives into the screens. DCA Architects collaborated with Whakatōhea and their nominated artist Heke Collier to develop large, perforated steel screens with a specific narrative of shellfish, birds and geckos native to the regions and importance to the Iwi.
The building is constructed mostly from an oxide board form precast to meet the low to zero maintenance requirements of Ōpōtiki DC. Since its completion the building has attracted new tenants back into the CBD and is currently at 75% occupancy.
